Custodian Technician

East Bay Asian Local Development Corporation (EBALDC) is seeking to hire (1) full-time Custodian Technician at California Hotel located in Oakland, CA.
Summary: Under the direction of the Maintenance Supervisor or his/her designee and Property Manager, the Custodial Technician performs skilled and semi-skilled tasks in the cleaning of rental units, common area facilities, and grounds, and other work as required to protect the marketability of the site. The Custodial Technician should take the initiative to implement and/or maintain a cleaning schedule to keep emergencies to a minimum and the site in good condition.
Key Duties and Responsibilities:
- Perform janitorial work for the interior and exterior of the site in a timely and satisfactory manner.
- Maintain safety, sanitary and security throughout the building
- Maintain storage and work areas in a neat, safe, and secure condition
- Conduct and perform monthly safety inspections and meetings, and keep proper records of same
- Report hazardous or emergency conditions to the Maintenance Supervisor and/or Manager
- Report extensive repair and maintenance needs to the Maintenance Supervisor and/or Manager
- In conjunction with maintenance staff perform janitorial, painting, and repairs to vacant units in a timely and satisfactory manner
- Inspect grounds, common areas, and structures for preventative and safety measures
- Share emergency/on-call duties in conjunction with maintenance staff for immediate repairs and for the safety of the tenants and the property
- Keep permanent records of work orders as outlined in the Operations Manual 2
- Sweep, vacuum and damp-mop entrance floor • sweep and vacuum around garbage areas following each pick-up
- Replace damaged or used items of common usage
- Sweep, vacuum, wash, and disinfect common kitchen, bathrooms, and laundry area
- Sweep, vacuum, wash, and arrange in an orderly fashion the community room, conference room, social room, management office, and maintenance office
- Vacuum, dust, and wipe down hallways • sweep courtyards; clean, wash, and maintain in an orderly fashion the exterior furniture in courtyard
- Wash windows in common areas • scrub and wash entrance and refuse areas
- Clean and up-date the cleaning/supply closet
- Assist in moving furniture
- Establish and follow a work priority system, as outlined in the Operations Manual
- Perform additional duties as deemed necessary by the Maintenance Supervisor and/or Manager
- 1-3 years janitorial experience
- Basic knowledge of janitorial procedures.
- Ability to keep accurate and detailed records.
- Basic knowledge in electrical, plumbing, minor construction and preventive maintenance work.
- Ability to set priorities.
- Reading and computational literacy at the ninth-grade level or above.
- Ability to interact with residents and handle complaints with reasonable discretion and flexibility.
- Limited knowledge of janitorial procedures; willing to learn.
- Able to follow instructions, willing & quick to learn; Understands & follows verbal instructions.
- Ability to properly use basic cleaning, gardening & hand tools: sweep & push brooms; dust, wet & finish mops; vacuum cleaner; squeegee; water hose; chemical sprayer; gardening trimmer, shears, rake, shovel; hammer; screwdrivers; scraper.
- Uses 6 footstep ladder (minimum requirement).
- Respectful, patient, even-tempered.
Ability to lift moderately heavy objects up to 50 lbs., ability to sit, kneel, bend, stand, and climb ladders,
perform duties requiring extensive maneuverability and normal strength.
Salary Range:
$39,000-$43,000 annually
